Private Valuations (RICS Red Book Valuations)


A professionally prepared Valuation Report, as opposed to other types of survey, is intended only to give a brief inspection of the property, and a market valuation. It's scope is restricted by the fact it's based on a limited inspection and a number of standard assumptions. The property valuation will always be carried out by a qualified member and registered valuer of the Royal Institution of Chartered Surveyors (RICS), and the valuation will conform to RICS standards.

HouseProud Owners Report & Guide


A specifically designed report for properties constructed within the last 10 years (similar to a level 1 survey although more detailed than the RICS Condition Report). The report will fully describe and illustrate the property you are buying and will contain various graphics that will give you an indication only of how a typical house is built; it will not incorporate photographs of the actual property you are purchasing.

Property ‘Homebuyer’ Survey


A specifically designed report for properties generally constructed post 1850’s (similar to a level 2 survey although more detailed than the RICS Homebuyers Report). This is most suitable for conventional properties which are in reasonable condition. It includes an extensive inspection of the property and provides a concise report with guidance detailing any significant defects that may affect the value of the property. The report will fully describe and illustrate the property you are buying and will contain various graphics and digital colour photographs of the actual property you are purchasing of defects or general views both internally and externally to assist you in making an informed decision regarding purchasing the property.

Property ‘Building’ Survey


A specifically designed report generally for older (pre 1850’s), significantly extended or particularly poor condition property (similar to a level 3 survey although more detailed than the RICS Building Survey). This survey is suitable for all residential properties. A detailed inspection of the property is carried out to identify all major defects. The report will fully describe and provide a detailed report on the property’s construction and condition. It includes a description of visible defects and potential problems caused by hidden flaws and an outline of repair options. It can be particularly useful if the property is dilapidated or has been extensively altered. The report will also contain various graphics to explain building terms and digital colour photographs of the actual property you are purchasing of defects or general views both internally and externally to assist you in making an informed decision regarding purchasing the property. The report also includes a comprehensive appendix.
An electronic copy of any of the reports will also be sent to your legal advisers if required. 

A Survey will highlight potential problems and answer any concerns you may have.
